    Fees to Landlords

    Find a Tenant Service

    Fee equivalent to 1 month's rent inc. VAT

    Service includes:

    • Collect & remit the first month's rent payment & deposit.
    • Provide tenant with method of paying monthly rent.
    • Provide both parties with communication details.
    • Advise all relevent utility providers of changes.
    • Provide Assured Shorthold Tenancy agreement (AST) with Section 21 (if required).

    Fully Managed Service with Rent Guarantee Insurance

    Fee 18% of gross monthly rent inc. VAT

    Service includes:

    • Collect & remit the monthly rent received.
    • Deduct commission & any works.
    • Pursue any non-payment of rent & provide advice on rent arrears actions.
    • Advise all relevent utility providers of changes.
    • Provide Assured Shorthold Tenancy agreement (AST) with Section 21 (if required).
    • Annually renew Assured Shorthold Tenancy agreement (AST) with Section 21 (if required).
    • Undertake 4 inspections per annum, take photographs & report to landlord.
    • Arrange routine maintenance repairs & instruct approved contractors.
    • Deal with check-out of tenant.
    • Register tenant's deposit in appropriate approved scheme.
    • Provide a property inventory.

    N.B There are no additional compulsory fees or hidden charges!

    Fees to Tenants

    FEE INCLUDING VAT= £750.00

    Cost Includes:

    • Up to a maximum of 2 adults on assured shorthold tenancy agreement
    • Referencing up to a maximum of 2 adults
    • Credit check up to a maximum of 2 adults
    • Check into the property
    • Register document and any continued costs
    • Check out of property with inventory clerk
    • Share of inventory cost

    N.B. First month's rent & deposit are required in cleared funds 48 hours prior to start of tenancy.

    Additional compulsory fees and charges:

    • Guarantor if required £90 inc. VAT
    • Non Attendance of property inspection or repair £36.00 Inc VAT
    • Renewal of Assured Shorthold Tenancy agreement £60 inc. VAT
    • Additional adults on assured tenancy agreement £50.00 per person Inc VAT
