Tilehurst Experiences Strongest Month for Property Sales Since 2022

The property market in Tilehurst and surrounding areas of Reading has seen significant activity this spring, reflecting broader trends highlighted by a recent post from the property portal Rightmove, confirming that May 2025 was the busiest month for property sales agreed since March 2022, making it the most active May since 2021.
The increase in buyer activity is mirrored by our own experience in Tilehurst, where we’ve seen record levels of both property coming to the market and sales agreed.
Traditionally, May sits at the heart of the lively spring property season, when homes and gardens show at their finest and attract eager buyers keen to secure their new home ahead of the summer months. This year, local homeowners have seen particularly robust activity, underscoring the attractiveness of our local market.
Navigating Post Stamp Duty Market Adjustments
The local Tilehurst & Reading market experienced heightened demand earlier this year as buyers hurried to complete purchases ahead of significant stamp duty changes that came into force at the end of March. Rightmove’s mid-May House Price Index indicated a transitional period with a slight easing in buyer demand, down 4% in April, and moderation in annual price growth compared to the strong growth witnessed in recent years. These signs pointed towards a more stable and balanced market landscape emerging locally.
However, towards the latter part of May, momentum rapidly regained pace, resulting in the highest number of property sales agreed in a single month since March 2022 and making it the busiest May in four years. This resurgence indicates that buyers remain committed to their plans, despite the recent adjustments to stamp duty thresholds.
June Brings a Rare Dip in Asking Prices
At the time of writing in mid-June, Rightmove’s latest House Price Index revealed a slight decline in average asking prices, down 0.3% compared to previous record highs in April and May. Typically, June sees asking prices rise by an average of 0.4%, making this decrease particularly unusual.
The key reason behind this shift is clear, buyers now enjoy a greater selection of available homes than at any point over the past decade. This increased supply is encouraging sellers to set more competitive asking prices to attract serious buyers and secure early interest and those all important viewings.
Local homeowners have become more receptive to pricing guidance. With recent stamp duty threshold changes making moves costlier, particularly at higher price points, accurately pricing homes from day one is essential to ensuring successful sales.
Key Strategies for Success in Today’s Market
In a market with lots of choice, correct pricing is crucial. Rightmove’s own research shows homes that receive enquiries on their first day of listing are 22% more likely to sell quickly than those that don’t attract immediate attention.
