1. De-clutter! Anything around the home you haven't used in the last 6 months or so, box it up and put it away (less to pack later on!).
2. Give your home a spring clean to show it in its best light. Thoroughly vacuum and dust everywhere, get the windows cleaned and wash down contact points like door handles, hand rails, etc. Also, make sure that all sanitary ware is spotless!
3. Avoid strong cooking odours or cooking smells before a viewing appointment and don't smoke beforehand either!
4. You don't need to overly 'dress' a room, but little things like fresh flowers or a bowl of fruit can brighten up a room and provide a pleasant smell.
5. On a dull day, switch on some lights just before a viewer arrives to make your home brighter and more inviting.
6. Mow the lawn and trim back any overhanging bushes and tree branches. Rake over any gravel areas or driveway outside for a neat even surface and sweep up any 'overspill' and leaf-litter.
7. Finish off small DIY jobs you may have been putting off but don't embark on any new projects.
8. Ask friends or family to look after any pets during viewing appointments or take the dog for a walk.
9. Don't rush a potential purchaser around your home; make the viewer feel comfortable as they are trying to imagine your place as their future home.
10. Don't block entrances, passageways and through-areas around your home to ensure viewers can walk around without squeezing past anything. Try a dry run yourself!
